Our Process

Thoughtfully Planned.

Carefully Built.

From the first conversation to the final walkthrough, we bring structure and clarity to every step of your renovation.

A Clear Path From First Conversation to Final Walkthrough

Every project has its own scope, site conditions, and decision points. Our process creates structure around those variables so the homeowner understands what is happening, what is needed next, and who is responsible for moving the work forward.

1. Initial Consultation

We begin with the property, the priorities, and the practical constraints. The conversation covers the spaces involved, desired outcomes, approximate investment expectations, timing considerations, and whether Northern Star is the right fit for the project.

  • Project goals and must-haves

  • Existing conditions and known concerns

  • Location, access, and occupancy considerations

  • Decision-making process and next steps

2. Design Development and Preconstruction

Once the project moves forward, the work is translated into a defined plan. Depending on scope, this may include drawings, engineering, material selections, allowances, trade input, permit documents, and procurement planning. The purpose is to resolve as much as practical before construction begins.

  • Scope and proposal development

  • Design and technical coordination

  • Selections and long-lead items

  • Permitting and inspection requirements

  • Preconstruction schedule and site planning

3. Project Implementation

Northern Star coordinates demolition, site protection, trades, deliveries, inspections, and installation. Clients receive updates on progress, upcoming decisions, and conditions that may affect scope or schedule. Any authorized change is documented before related work proceeds whenever circumstances allow.

4. Final Walkthrough and Closeout

Near completion, we review the work with the homeowner, document remaining items, and complete the closeout process. Final inspections, relevant manuals or documentation, and project-specific warranty information are addressed as applicable.

What Can Affect Timing

Permitting, design revisions, material lead times, inspection availability, concealed conditions, and client-requested changes can all affect the schedule. The project timeline is established after the scope and selections are sufficiently defined and is updated as real conditions become known.
